This is done by introducing Digital Services to make life better and enhance the potential of what each place can be capable of. Now let’s hear Khun Opas explain his perspectives in an interview.
What is Smart Property? On hearing this phrase, many people may not be able to imagine such a thing. Let’s go back to the past when we were kids, about 30-40 years ago. I used to watch cartoons in which the characters would walk into a house and just give verbal commands to turn on the lights, turn on the air conditioner, and draw the curtains. I’d see this and think wow, it’s like a miracle. That got me thinking about how my house could really made like this.
Fast forward to today, and modern kids might see this as something they are familiar with because all the digital innovations in that cartoon have now happened. This is a new world in an age of digital disruption when everything can be commanded from a cell phone or with voice commands. Or no commands may be required at all – the system just knows for itself what it has to do. These have become a trivial matter in real estate, for the Smart Property of the near future.
The real estate business has gone through many phases. In the beginning, market competition was principally about price and the cheapest project would win. Subsequent competition was in the design of the living space. The next era was a phase of brand building... In the following era, anybody who could respond to the customers’ unmet needs in their product would do well. The right location with the right product which met customers’ needs better would win, and maybe not need to use price as the main draw in the competition.
In an age when Smart Property has become ordinary, enabled by continuous technological development into the 5G era powering Digital Transformation, everything is connected in a Smart system.
Let’s imagine the picture in my mind... You have finished work and driven to your condo. As you turn into the car park, the barrier is opened automatically by reading the license plate, and the car is parked in its Automated Parking slot. Walking into the condo, the door is opened with a face scan, just like in the elevator. The front door of the condo is likewise opened with a face scan. Even before arriving at the condo, the system has drawn the curtains automatically, from a preset room temperature, and music starts playing, also from a preset program. It is possible to check whether the fitness gym is crowded through an application, before going down to work out. You can consult a doctor online on a screen in the condo. The doctor may prescribe vitamins and you print the prescription to collect them from a dispensing cabinet underneath the condo. Then you can use your mobile phone to reserve a conference room to hold an online meeting with a customer in the evening. Before turning in, the Concierge Service makes an appointment with a hairdresser in the morning of a vacation day at the condo’s Private Salon, while the condo’s Theater Room is also reserved with a click to watch a movie at noon...
This is an example of the Smart Property projects which are already existing today, and will become completely normal in the real estate industry going forward. “ Everybody must have it”, and it will be under continuous development to a state that is much more advanced than today.
The next most interesting thing, is not just that Smart Property facilitates convenience in life, but will also expand its scope to cover cost-effective energy usage and the greater use of renewable energy such as solar cells. Conservation of the environment, reducing waste, reducing travel, reducing pollution and reusing or recycling, as well as healthcare, is accomplished through a range of applications at the residence, and these improvements will take a much shorter time than in the past.
As a matter of course, Smart Property will become the face of developing real estate intertwined with Digital systems, which will become a normal matter for our generation.
